Two acronyms show up constantly in Dubai office paperwork: Ejari and DEWA. Neither gets much explanation, because most tenants only interact with them once, at setup. But both quietly gate other things you'll need later, including visas, license renewal, and even opening a bank account, so it's worth understanding what they actually are.

Ejari: your tenancy's official record

Ejari is the Dubai Land Department's mandatory registration system for tenancy contracts. Every commercial and residential lease in Dubai is required to be registered through it. In practice, Ejari is the document that proves, officially, that your company occupies a specific address, and it's the piece of paperwork that almost every other government process checks for.

Your DED trade license application requires a valid Ejari certificate. Renewing your license each year requires an active one. Visa applications tied to your company reference it. If your Ejari lapses or was never properly registered, these processes stall, sometimes without an obvious explanation of why.

DEWA: power, water, and your utility account

DEWA (Dubai Electricity and Water Authority) is the utility provider for the emirate. For a traditional lease, setting up a DEWA account is a separate step after signing: you register the account, pay a security deposit, and wait for connection.
